Smoke, soot, ash, and combustion byproducts can travel through HVAC systems, behind walls, inside cabinets, and across rooms untouched by flames. Do NOT accept a surface cleaning plan until the full extent of the damage has been investigated.

1) Not Just Cleaning.

Not every material or belonging can be safely or successfully restored after smoke exposure. Ask qualified professionals to evaluate porous materials, electronics, textiles, furniture, HVAC components, and personal property before accepting a cleaning plan or allowing items to be discarded.

4) Clean vs. Replace.

The proposed plan should explain what will be cleaned, removed, replaced, sealed, tested, or stored and how successful remediation will be confirmed. Compare that scope with your environmental findings and insurance coverage before authorizing the work.

Your insurance carrier may treat smoke damage as a simple cleaning job, relying on a preferred vendor to wipe down surfaces, deodorize the home, and move on. If they recommend cleaning before complete testing and documentation, stop and ask questions. What looks clean is not necessarily safe, restored, or free from contamination.
