Repairing or rebuilding a home involves hundreds of decisions, unfamiliar professionals, complicated approvals, and significant financial commitments. You do not need to understand the entire construction process before taking the first step.

The next moves in our Disaster Playbook will help you build your team, develop a plan, compare proposals, and maintain a complete record as your home comes back together.

Rebuilding is a  Journey.

Rebuilding is a Journey.

A BRIEF REBUILDING OUTLINE

Determine whether your home will be repaired or rebuilt and begin defining the expected scope of work. Review your insurance estimates, available coverage, local requirements, and the decisions that may affect your timeline and budget. Loti has written hundreds of RallyBack articles dedicated to construction, along with a construction pocket book available on Amazon to help guide you through the process.

1) The Road Ahead.

Understand the role of the general contractor and how to find, evaluate, and hire one. Depending on your project, you may also need architects, engineers, designers, environmental professionals, arborists, consultants, and specialized trades.

2) Build the Right Team.

Work through design, site services, planning, permitting, building requirements, and material selections. Decisions involving mechanical systems, exterior materials, windows, doors, fixtures, interior surfaces, yards, and pools can affect both the cost and schedule.

3) Develop the Plan.

Look beyond the bottom line when evaluating contractor proposals. Compare scope, quantities, materials, allowances, exclusions, schedules, payment terms, and contract structure. Use our FREE Bid vs Bid Tool (coming soon) to organize competing proposals and see where important differences may be hiding.

4) Compare Bids.

The Remote Lowball Estimate

Your carrier will send a dense Xactimate estimate filled with codes and line items it will not fully explain. Far worse, the total will be low, incomplete, and conveniently below your policy limits.

These estimates are commonly built by insurance adjusters who never visited your property, your community, or even your state. They do not reflect your complete scope, local labor and material costs, demand surge, or current building codes.

Your home deserves a real estimate.

General Contractor Roles

Rebuilding or repairing your home after a disaster is a complex and often overwhelming process. One of the most crucial decisions you'll make is whether to hire a general Contractor to manage the project. A general contractor plays a key role in coordinating all aspects of the construction, ensuring that the work is completed on time, within budget, and according to the required standards.

This detailed article explores the role of general contractors in the rebuilding or repair process, provides practical advice on selecting and working with a contractor, and includes specific examples and relevant web links for further reading.

Architectural Plans

When embarking on a home construction or renovation project, architectural plans are one of the most critical documents you'll need. These detailed drawings and Specifications outline every aspect of the structure, from the layout to materials, ensuring that everyone involved in the project has a clear understanding of how the finished home will look and function.

In this article, we’ll dive into what architectural plans include, who works on them, who they are for, and how they are used throughout the construction process.

Inspections & Red Tags

When undertaking a home construction project or a major rebuild/repair, inspections are a critical part of the process to ensure that all work is done according to local building codes and safety standards. During these inspections, inspectors may identify issues that need to be addressed before the project can continue. If these issues are serious, they may result in a red tag, which halts construction until the problem is corrected.

This article explores what red tags are, the types of inspection problems that might cause them, how serious they are, and what homeowners need to do to resolve them.
